Surrounding Land Uses: The project is located near City Hall Park, adjacent to other residential properties and in close proximity to the commercial uses contained on or near Imperial Hwy. The units are convenient to downtown Brea as well as the Brea Mall which lies approximately ¾ of a mile east from the site.

Product Type Information: The units are designed as live/work space. Units provide ground floor access to 600 sq. ft. of office/design studio space with the remaining residential component built on the second story.

Affordability Component: 10 of the 47 units are provided as affordable units at the moderate income level.

Project Description: The award winning South Brea Lofts Project is a 47 unit live/work attached residential project located on 3 acres in Brea, California. The development also includes 7500 sq. ft. of ground-floor retail in the same building.

Planning and Site Background: Prior to the site’s redevelopment, the property consisted of several non-uniform parcels with approximately 20-25k sq. ft. of commercial strip mall buildings that were obsolete and blighted. An amendment to the City of Brea’s General Plan in 2003 afforded developers the opportunity to construct up to 18 du/ac on the property. The planning process included the formation of a development agreement with the builder to ensure the type of constructed product met Brea’s design and use standards. As a reward for its architectural quality and for delivering a vastly improved residential and commercial product to the area, South Brea Lofts received the Southern California Association of Governments (SCAG) Compass Achievement Award for Visionary Planning in Sustainability.

Lessons Learned: High quality architecture combined with quality residential stock brought new life into an under-utilized property, serving the housing needs of the City and invigorating the community with leading-edge residential and work space.

Product Design: The project consists of 47, two-story multi-family attached units that range in size from 1,550 to 1,700 s.f. Each unit has a dedicated one-car garage, and their own ground floor work space. The residences are located near Brea’s numerous shopping and dining amenities.
